Medical & Health Care Real Estate
A clinic is not an ordinary office. It needs the right number of exam rooms, plumbing in the right places, accessible entrances, enough parking, and a lease that actually permits medical use. Get any of these wrong and you live with it for the full term of the lease.
I spent the first part of my career managing hospital and academic clinical departments, including a department of about 440 physicians, researchers and staff at McMaster University, and I have served on the Trent Hills Physician Recruitment and Retention Committee, helping a community attract and keep its physicians. I then owned and operated financially successful businesses for more than 29 years, so I understand a practice’s finances as well as its floor plan. I understand how a clinic runs, not just how a lease reads, and I bring that understanding to finding and negotiating space for health care practices across Hamilton, Halton and Niagara.
Whether you are opening your first clinic, adding a second site, or moving a practice that has outgrown its space, I work with you from the first conversation to the day you open your doors.

Who I Work With
Family Health Teams and Physician Groups
Primary care clinics, multi-physician practices and new team-based models that need exam rooms, flow and room to grow.
Dental Practices
Operatories, plumbing, sterilization and imaging. Space where the build-out has to be right the first time.
Physiotherapy, Chiropractic and Rehab
Open treatment areas, accessible entrances, parking and ground-floor access for patients with limited mobility.
Specialists, Diagnostics and Pharmacies
Medical specialists, imaging and lab services, and pharmacies that benefit from sitting near the clinics that refer to them.
Allied Health and Wellness
Optometry, audiology, mental health, dietitians and other practices that need privacy and a professional setting.
Owners of Medical and Professional Buildings
Landlords who want to attract and keep stable, long-term health care tenants.
For Clinics and Practices
Finding the right space. New clinics, expansions, relocations and satellite sites across Hamilton, Halton and Niagara, including space that is not yet widely marketed.
Assessing a space before you commit. Exam room count and size, patient and staff flow, plumbing and sinks, accessible entrances and washrooms, parking and transit, zoning and permitted medical use.
Negotiating the lease. Term and renewal options, rent and escalations, tenant improvement allowances, who pays for the build-out, exclusivity and signage. Just as important are the clauses most practitioners never notice until it is too late: demolition and relocation clauses that let a landlord move or remove you, change-of-control clauses that can block the sale of your practice or your retirement plans, maintenance and repair obligations for costly items like HVAC, and your right to expand, sublet or assign if the practice changes.
Buying instead of leasing. Medical condominium units and buildings, for your own practice or as an investment, with a clear comparison of owning versus renting.

For Landlords and Owners
Health care tenants are among the most stable a building can have: they invest in their space, sign longer leases and rarely move once established. I help owners attract them and keep them.
Positioning space for clinic use. What physicians, dentists and allied health practices look for, and what to address before you market the space.
Finding and keeping health care tenants. Leasing vacant units, renewals and expansions for existing tenants.
Selling medical and professional buildings. Presenting the building to buyers who understand the value of a health care tenant base.

Why It Matters Now
Ontario is investing $3.4 billion over four years to connect everyone in the province to a family doctor or primary care team by 2029, including creating and expanding 305 primary care teams. Many of those teams will need new or larger space, and good clinic space is limited.
If yours is one of them, start early. The teams that plan ahead get the best locations and the best lease terms.
